Initial Consultation

I will provide a current market analysis of your property that includes comps and market trends. We will walk through your home and discuss upgrades you have made, what you love about your home/neighborhood and I will provide a recommendation on how to prepare your home for the market. We will discuss price and how we will best attract buyers.

Communication Plan

I will always provide timelines and set proper expectations as we move through the process of selling your home. You will receive a property update from me every Monday, Wednesday and Friday so you know exactly what the activity we are receiving is on your home.

Photography

Pictures can be one of the most important aspects of selling your home quickly. We want to ensure we put your best foot forward. I will schedule professional photos of your home that may include drone aerial photos, 3D tours and video walkthroughs. I am always present for the shoots to help make sure buyers fall in love.

Signs and Lockboxes

Signs and lockboxes will only be installed per a client’s request. Often signs only make nosey neighbors or, if they sit too long, it gives the wrong impression that there would be something wrong with property. I typically don’t use lockboxes because I am present for every showing.

Showings

Showings can sometimes be the biggest drawback from a client wanting to list their home. I do my best to group all showings together to create competition and urgency within buyers to get your home sold faster! When I am able to group buyers together, I do my best to attend the showings so you are getting real time feedback, I am presenting the home’s features/highlights and I can get the home show ready.

Offers

All offers I present to you, will already have been negotiated to the buyer’s highest and best. Saving you time having to go back and forth, second guessing. Less stress. You get to feel at ease knowing that I am doing everything in my power to get you offers that match or exceed your terms.

Inspections, Repairs and Move Outs

I will walk you through what to expect on inspection day. It can seem overwhelming having a whole house inspector turning on everything and fine tooth combing through your home. Plus possible inspections of a well, septic, termite, sewer, roof, pool, HVAC, etc. I will provide proper expectation and negotiate all repairs on your behalf. For any repairs, you may agree to, I have a list of vetted professionals to help. I can provide contacts for cleaning services, movers and junk removal people, as well, if needed. Everything you need to help make the process as smooth as possible.
